It isn’t only businesses that are leveraging this technology. Average Americans are using AI to assist themselves: some to sell their homes, while others use it for more questionable purposes like completing their school assignments. Some AI experts and corporate leaders believe this technology could eliminate large swaths of white-collar jobs, and real estate agents may not be spared.

Levine has the technical know-how to make full use of ChatGPT’s full range of tools. As the CEO of ComOps, a strategic consulting firm, he advises casinos and hospitality brands on how to leverage AI. Even so, Levine is confident that the method he used to sell his home is accessible to even those who are less tech-savvy than himself.

“I’d recommend this to everyone,” he said. “ChatGPT doesn’t require coding. It’s just a conversation, and you’ll still need to have those discussions with a real estate professional if you choose to go the traditional route anyway.”

ChatGPT as a negotiator and a painter

For Levine, meetings with real estate agents didn’t fit into his busy schedule. Even though he consulted a few agents, none felt confident pricing his home. In contrast, ChatGPT reassured him that listing the home $100,000 more than the agents’ recommended price was the right choice.

Per Levine, the home sold for one of the highest prices per square foot in the local market, even though it didn’t have the best view, the largest lot, or the most updated property in the neighborhood.

The AI mapped out every granular detail of the home-selling process. It offered tips on updating the property, even suggesting which walls to repaint. It also helped Levine schedule home showings around his own availability. The father of three ultimately gave tours of his home to 15 prospective buyers, one-third of whom submitted formal applications.

“It guided us through all of that, even the small details I never would have thought of,” Levine recalled. “First impressions matter. We hear that all the time about curb appeal, but when people walk into the house, they don’t want to see scuffed walls either.”

While the AI acted as Levine’s personal real estate agent, there were some limits to its capabilities. For one, Levine had to stay engaged at every step of the process. That meant issuing prompts to the AI for instructions rather than handing over full duties to an autonomous AI agent. While recent studies have shown AI is theoretically capable of handling most of the tasks a lawyer performs, he opted to hire his own attorney. Naturally, the technology couldn’t host open houses or pack up his family’s personal belongings.

Levine still believes that real estate agents meet the needs of certain homebuyers, but he thinks all home sellers could benefit from using this technology in their sale.

“It doesn’t necessarily replace working professionals,” he said. “But it does give everyone the chance to be more curious and feel more confident in the decisions they make.”
