A billionaire and an A-list actor found refuge in a 37-home Florida neighborhood guarded by armed personnel—proof that privacy is now the ultimate luxury

(SeaPRwire) –   A charming 37-home community located an hour outside Miami is drawing wealthy residents, including actor Mark Wahlberg, even though it lacks a private golf club or ocean frontage. Its core selling point, by contrast, is privacy and a highly trained security team made up of former military members and ex-law enforcement officers.

Stone Creek Ranch, situated in Delray Beach, Florida, is one of the most in-demand new communities for the ultra-wealthy, though it did not always hold that status. The development was built in the early 2000s, just a short distance from the marshlands of the Arthur R. Marshall Loxahatchee National Wildlife Refuge.

Senada Adžem, executive director of luxury sales at Douglas Elliman, noted that before she began handling home sales for the development, average property prices sat around $6 million.

Adžem broke with precedent when she listed a home in the neighborhood for $20 million in 2018. It took two years for her to sell the property for the first time, but it changed hands multiple times after that. Late last year, the same now-renovated property was purchased by Wahlberg for $37 million.

The neighborhood’s privacy and security measures were part of the motivation for that sale, as well as the $43 million purchase of two properties by Rockstar Energy Drink founder Russell Weiner, who has legally changed his name to Russ Savage.

Most homes in the community sit on 2.5-acre lots, roughly the size of two football fields, and are positioned along the edge of a manmade lake, giving each residence its own enclosed private space. Adžem said there is no golf club on site, so there is no regular flow of non-residents coming and going. What’s more, the community is not located on the coast, so outsiders cannot peek at residents’ backyards from the home-spotting boat tours that are widespread across the Miami area.

On top of that, the neighborhood features guarded entry points and 24/7 armed security staffed by ex-military and former police officers, which cuts down on the costs residents would otherwise incur for private personal protection.

“The clients who can be on the ocean and can afford to pay 100-million-plus for a property will actually have to hire security personnel just for themselves, because, as you know, Florida beaches are public beaches,” Adžem said.

In a development with such expansive lots and so few homes, there is room to build sprawling, lavish estates. Wahlberg’s new property at 9200 Rockybrook Way, fully renovated by developer Aldo Stark, covers 18,206 square feet. It boasts seven bedrooms and 10 full bathrooms, plus a wide range of high-end amenities including two powder rooms, a home theater, cigar lounge, wine cellar, gym, sauna, guesthouse, and a 170,000-gallon resort-style pool.

Stark also added custom agate and onyx pieces that are included with the fully furnished home. As an extra perk, the property was handed over to its new owner with a fully stocked refrigerator, Adžem shared.

“This home is a really great value for $37 million. You get a lot of house, you get a lot of property, and of course, you get all of these other things,” Adžem said. “A house like this on the ocean would cost $137 million.”
